The MX is an insulated exterior access door for outside walls and soffits, giving access from outside the building to valves, meters, plumbing and electrical services. Karp redesigned it around the four things that go wrong with an access door in an exterior wall: it leaks air, lets water in at the perimeter, becomes a cold spot in the insulation, and rusts.

What the redesign changed

Insulation is doubled. A door in an insulated wall is a hole in that insulation unless the door is insulated itself, and on an exterior wall that hole shows up as heat loss and condensation at the panel. The double insulation closes that gap and, as a side effect, cuts the sound that comes through the door, which matters on walls next to plant, traffic or a street.

Caulking is applied at the factory. The seal an exterior door depends on is made under controlled conditions rather than left to site, so it is consistent from one door to the next, and the redesigned door significantly reduces air leaks and water penetration as a result. The construction is rust resistant, because exterior hardware that corrodes stops latching and the seal goes with it.

MX or MXPL

Both are exterior doors for outside walls and soffits. The MX is the flush door. The MXPL has a plaster and stucco flange, so it sets into a stucco or rendered finish and finishes level with the coat. Choose by the exterior finish being installed.

Sizes and openings

Seven standard sizes: 12 x 12, 18 x 18, 24 x 24, 30 x 22, 30 x 30, 36 x 24 and 36 x 36 inches, with the two rectangular sizes given height by width. The wall or ceiling opening is 3/8 inch larger than the door in each direction, so a 24 x 24 door needs a 24 3/8 x 24 3/8 opening. The 12 x 12 and 18 x 18 carry one latch and sizes from 24 x 24 up carry two. Shipping weights run from 6.3 to 36 pounds. Special sizes are made on request.

For a soffit, state the orientation when ordering, because the seal and the latch are working upside down rather than in a vertical wall.

Frequently Asked Questions

What is an exterior access door?
An exterior access door is an access panel built for the outside of a building, set into an exterior wall or soffit to reach valves, meters, plumbing and electrical services from outside. Unlike an interior panel it has to resist air leakage, water penetration and corrosion, and on an insulated wall it has to be insulated itself.
What does 2X insulation mean on the MX?
It means the redesigned MX is double insulated. The extra insulation keeps the door from becoming a cold spot in an insulated exterior wall, which is where heat loss and condensation at an access panel come from, and it also improves the door's acoustical performance. Check the spec sheet for the insulation value when comparing doors.
Can I use an interior access door outside?
No. An interior access door has no weather seal, no insulation and no corrosion protection. On an exterior wall it leaks air, admits water at the perimeter and rusts at the frame and latch. Use a door built for exterior exposure, such as the MX, which has double insulation, factory applied caulking and a rust resistant design.
What is the difference between the MX and the MXPL?
The MX is a flush exterior access door. The MXPL is for the same outside walls and soffits but has a plaster and stucco flange, so it can be set into a stucco or rendered finish and finish level with it. Choose by the exterior finish.
What size opening does the MX need?
The opening is 3/8 inch larger than the door in each direction. A 12 x 12 door needs a 12 3/8 x 12 3/8 opening and a 36 x 36 door needs 36 3/8 x 36 3/8. The MX comes in seven standard sizes from 12 x 12 to 36 x 36 inches, including 30 x 22 and 36 x 24 rectangular sizes, and special sizes are made on request.
Can an exterior access door be installed in a soffit?
Yes. The MX is specified for outside walls and soffits. State the orientation when ordering, because in a soffit the seal and the latch work upside down, and water runs off the door differently from a vertical wall.
